It’s a scary moment when you get one of those big envelopes from the bankruptcy court—and if you deal with enough rentals, or lease/options, or land contracts, or notes, it’s going to happen to you.   1. Upfront cash (in the form of a non-refundable ‘option fee’ paid by your tenant)

  3. Tax breaks from depreciation and write offs
  4. Back-end cash, when your tenant buys the property at top dollar in 2-3 years
