As Managing Member of Diamond Edge Properties, an Atlanta-based real estate investment firm, Rich has built and scaled a 75-property short-term rental portfolio spanning Georgia and Florida, including residential, multifamily, and boutique hospitality assets.
Widely regarded as a trusted authority in the short-term rental industry, Rich specializes in revenue optimization, market analysis, and scalable operating systems for investors and operators. He is the founder of BNB Investing Group, where he provides education, coaching, and consulting to real estate agents and investors nationwide, and he hosts the BNB Investing Podcast, featuring in-depth conversations with top operators and industry leaders.
In addition to real estate, Rich is the founder of AI Automation App, an AI-driven automation agency focused on helping small businesses—particularly in home services and real estate—capture, qualify, and convert leads using AI voice agents, chatbots, and CRM automation. Through this venture, Rich applies cutting-edge artificial intelligence to solve real-world business problems such as missed calls, after-hours lead loss, and inefficient follow-up. Rich studied Business Administration at Howard University and lives in Atlanta with his family, including his three sons and eight grandchildren.
