How to Get All the Private Money You Need to Do Every Real Estate Deal You Want, with Alan Cowgill

            One of the best ways to buy bargain properties—whether those are homes, small multi-families, or apartment buildings—is to be able to offer “cash,” and when you have a whole passel of private lenders at your beck and call, that’s exactly what you’ll be able to do.

            Private money is THE BEST—it’s quick, low-hassle, often ‘no qualifying’ in the sense that private lenders care a lot more about the property than they do your credit, AND it has a feature that borrowing from banks and even seller financing doesn’t; you can get money for purchase AND repairs.

            That’s why COREE members use it to buy so many properties, and why new members are always asking, “Do you know any private lenders?”. But that’s not quite how it works.

            You don’t ‘find’ private lenders. You create them. And that’s exactly the topic Alan Cowgill will cover at our February meeting.

            Alan has been investing in real estate since 1995, and has used private money to do hundreds of transactions. Now, he’s the best known author/speaker/expert in the U.S. on the topic of how to legally and effectively find, screen, and recruit private lenders—even if you have limited cash, credit, and experience. He’ll share:

  • The 5 crucial steps to a private money deal
  • “Magic” words that get lenders to commit
  • Why private lenders are better than banks, lines of credit, hard money, and owner financing in many cases
  • How you might even be able to get private money with—get this—no monthly payments

The first key to your success as a real estate entrepreneur is your ability to find the sellers who have the great deals. Who are these sellers? How do you find them? How do you know a great deal when you see one? And are there really enough great deals out there for all of us? These questions - and many more - will be answered at 6:00 PM  on February 21st.


Early Meeting For Active Investors: Using Other People’s Money to Buy Notes with Matt Adams

The process for using private money to BUY properties is straightforward: borrow the money, give the lender a note and mortgage. But what if the asset you’re BUYING is a note and mortgage? You can still use private money to fund mortgage deals—in several ways, in fact—but the mechanics are different. If you buy notes, or want to, come find out how to do it with other people’s cash.
