Our guest speaker, Liam Schlueter, PE, of MAD Scientist Associates, LLC, will walk us through the practical first steps a developer, investor or landowner should take when evaluating a site. We’ll discuss online wetland mapping and why it is only a preliminary screening tool, what actually goes into a wetland delineation, different types of wetlands, streams and other waters, and when it is time to bring in a professional.
Most importantly, we’ll look at these issues from a land-development perspective: What should you investigate before buying or disturbing the property?
A wetland shown on a map does not necessarily establish the actual delineated boundary—and the absence of an obvious wetland on a preliminary map does not necessarily mean a site is clear. Discovering a problem after land has been purchased, designed or disturbed can become extremely costly.
The objective of this meeting is to give investors and developers a practical starting point for identifying these issues before they become expensive problems.
For this meeting, Liam will help bring that expertise back to the first questions a land developer should be asking when evaluating a property: Where do I start? What can I learn myself? When do I need an expert? And what should happen next if wetlands or other regulated waters may be present?
