One of the most important skills you need as a wholesaler, retailer, rental owner, and even a private lender is the ability to see what’s wrong with a property BEFORE you make an offer.
When you know what you’re doing, that “pre-inspection” tells you what’s going to need to be repaired, replaced (or left alone), and whether it’s a project that you want to tackle, and starts your process of deciding what to offer.
ANYONE can see that a kitchen is old, or that a bath is outdated, or that a house needs paint and carpet, but it takes some experience to see problems with:
- Roofs, soffits, and gutters
- Furnaces and AC units
- Electrical systems
- Plumbing
- Windows and siding
- Structural issues
And that’s exactly the experience you’ll get on Thursday, May 4th, when you’ll get to look on as an experienced inspector shows you what THEY see in the two real properties you’ll get to view.
This is exactly the type of hands-on, in-the-field education you need to understand the important “pre-offer inspection” that you’ll do over and over again in your real estate investing career, but, as you can imagine, it’s a bit complicated to organize, so this meeting will be a little different than our typical Cincinnati Chapter Meeting:
- It’s limited to members only; you can become a member for a month (or for the whole year) HERE at an amazingly low price.
- You’ll see 2 properties that evening, to give you a look at different houses with different problems
- We won’t meet at the usual hotel location; you’ll take yourself to your first property at 6 p.m. spend an hour there, and arrive at your second property at 7:30.
- You’ll be assigned your properties on Wednesday morning, once we know how many attendees have signed up
