Deal CPR:
How Rescue an Underperforming Deal
with Multiple Local Experts

OPHP Credits: 1 Hour Negotiation | 1 Hour Exit Strategies (What's This?)

One of the biggest advantages of belonging to REIAGC is that you're surrounded by investors who have already made most of the mistakes you haven't made yet.

That's important.

Because sooner or later, every investor buys a property that just doesn't do what it was supposed to do.

The flip sits.

The rental won't cash flow.

The furnished rental never stays full.

The BRRRR won't refinance.

The rehab budget explodes.

Or the numbers that looked great six months ago just don't work anymore.

The question isn't whether you'll ever own a problem property.

The question is...

What do you do next?

Too often, investors keep throwing time and money at a deal because they don't know what else to do.

Sometimes that's exactly the right decision.

Sometimes it makes the loss even bigger.

This month's meeting is designed to help you recognize the difference.

Instead of talking about perfect deals, we're going to look at real ones that aren't going according to plan—and let experienced investors evaluate what they'd do if the property belonged to them.

Should it be refinanced?

Managed differently?

Repaired?

Repositioned?

Held?

Sold?

Or is it simply time to cut your losses and move on?

Because successful investors aren't the ones who never have problem properties.

They're the ones who know how to solve them.

Or recognize when they can't.

Whether you've never bought your first investment property or you've owned dozens, this meeting will give you a practical framework for evaluating underperforming deals before they become expensive mistakes.

Here's the Agenda (come when you can, leave when you must)

5:00–6:00: Free Light Dinner and Networking

Come early, enjoy dinner, reconnect with old friends, meet new investors, and build relationships with the people who can help move your business forward.

One of the most valuable parts of every REIAGC meeting isn't just what's happening at the front of the room.

Your next lender may already be sitting next to you.

Or your next contractor.

Or your next property manager.

Or the investor who's already solved the exact problem you're dealing with today.

6:00–7:00 p.m.

Early Bird Meeting: What to Do When Your Deal Is Circling the Drain

Every investment eventually hits a bump.

Some recover.

Some don't.

We'll talk about how to recognize what's really going wrong with your rental, rehab, flip, furnished rental, or other underperforming property; the immediate steps you can take to keep the problem from getting worse; and when it's time to bring in an experienced investor, lender, agent, contractor, property manager, or other professional who may see options you've overlooked.

7:00–7:30 p.m. The Deal Room (Members only)
Bring your deals, funding needs, buyers, sellers, contractors, referrals, resources, opportunities, advice, or your biggest business challenge.

Ask for what you need and share what you can.

This is where members help one another move their businesses forward.

7:30–8:30 p.m.
Fix My Deal: Live Property Rescue

This is where things get interesting.

Real members will present real properties that aren't performing the way they expected.

Maybe it's a rental that won't cash flow.

A finished flip that won't sell.

A furnished rental with too many vacancies.

A rehab that's gone over budget.

Or another investment that's simply gone sideways.

Together, our panel of experienced local investors—and the audience—will evaluate each deal and discuss possible solutions.

Can better financing save it?

Would additional repairs actually produce a return?

Is the management the real problem?

Would another exit strategy create a better outcome?

Or is it time to stop investing more money and move on?

You'll watch experienced investors work through real problems exactly the way they do in their own businesses—and you'll leave with practical ideas you can apply to your own deals.
