There are two times in the market when your favorite “Automated Valuation Models” (you know, the Zestimate, the Realtor.com value, and so on) will TOTALLY fail you—when the market is turning up, and when it’s turning down.
The problem is, when the market is slowing, buying a property based on what it was worth a year ago can mean BIG mistakes, like “Uh oh, I can’t sell it for what I owe on it” level mistakes.
Learn how to evaluate the ARV and rental income on a property in a slowing market from start to finish from an investor who’s been through a lot of them.
