Yeah, there’s a shortage of good deals in the market—so why don’t you just build your own rental, AirBnB, or flip house? This week’s presenters decided to do exactly that—and learned a LOT of lessons in the process. They’ll share their journey from rehabbers to builders, and share their tips for:
- Navigating local zoning laws to make the most money you can on the properties you build
- How to find “construction funding”, and how it works
- WHAT to build, and how to find the right plans
- How to find the right general contract to actually do the work (you didn’t think you’d be the one digging a foundation, did you?)
- Why you might want to build RENTAL houses
- The big mistakes they’ve made, and how you can avoid them

Intro to Quick Cash Strategies: the Hows and Whys of “Flipping” with Derek Christian
Wealth is the ultimate goal in real estate, but getting quick $5,000-$50,000 checks is nice, too. Flipping properties helps build reserves, pay debts, and, of course, let you have the lifestyle you want. Learn WHAT you can flip (it’s not just ugly houses), the basics of the areas, asset types, and processes you’ll go through, and why you probably want a flipping strategy in your tool bag, even if your big goal is passive income, and who should absolutely NOT be flipping houses.
For Active Investors
The Business of Real Estate.
There’s real estate INVESTING (“I put my money/time/skill into deals that generate income”) and then there’s the real estate BUSINESSES (“I use systems, technology, and other peoples’ efforts to find, evaluate, wholesale/fix/manage properties”). At this workshop, we’ll discuss key tools in the real estate BUSINESS—your inside and outside teams, best guides for real estate entrepreneurs, tools and technology, and gauge interest in a monthly focus group meeting on these topics.

The Real Estate Investors Association of Greater Cincinnati (REIAGC) hosts two general meetings each month. The meetings are held on the FIRST and THIRD Thursdays of each month. Each general meeting is broken into two separate sessions, an EARLY session (6:00 PM) and the MAIN session (7:30 PM). At the end of the early session 7:00 PM we have Buy-Sell-Trade! This is an opportunity for our members to share what deals they are looking for, deals they want to sell or looking to trade. The main session is a water hose of great information. The main session will have a range of topics that are all relevant to the current real estate market. You will learn information about marketing, negotiating, evaluating properties, rental regulations, rehabbing properties, short sales and so much more. Let’s not forget NETWORKING. The general meetings are a great place to network. You can build relationships with other investors, find partners or find a vendor for your rehab or rental properties.
