I would say “ya damn right” but we are talking about a church here.
Scott Call will be our guest Tuesday night, May 23rd @ Pee Wee’s in Crescent Springs. He is currently converting an old church and school buildings into 129 very unique condos in Norwood. Scott will share how he raised capital for this project through an online crowd funding portal and how he moved from single family projects to $10m projects.
Scott has a very eclectic background with 40 years of real estate investing and development experience. While Scott is focused on these large projects now it was not always that way. He started out with single family rehabs on the weekend. He did about 15 to 20 house flips in his first three years. His ROI was 40-60% depending on the property / location.
Scott moved to England in 1986 and continued buying single family homes but at the higher end of market. The profit per house was good but the ROI fell to about 12-15% for the same work. Scott then moved into properties that he could divide into either apartments or duplexes and then sold individually. This increased the ROI but the competition was fierce.
Scott started looking at old industrial/commercial/secular buildings that were for sale in heavy residential areas. He bought these outright and then applied for a change of zoning.
After 21 years living out of the country Scott moved back to the states in 2007 and started a development company. He had his challenges but persisted and prevailed as evidenced by his sweet project in Norwood. Some of what you will learn at our meeting:
