HammerHead Enterprises, Inc. was formed in 2002 to profitably purchase, “redevelop” and sell homes in the Greater Cincinnati area to moderate income home buyers. His strategy called for “redeveloping” properties to be the best value, in a given area, and in a given price range. He has been involved in various aspects of real estate since the early 1980’s and went full time in 2002.
When the market changed in the 2006 timeframe, Jerry realized that relying solely on a retailing strategy was a recipe for disaster. He began morphing his business to not only rehab properties for homeowners, but also to rehab properties to profitably engage in a rental strategy. Through this process, he honed his processes to account for the differences in these strategies, and how to effectively and efficiently manage multiple projects simultaneously.
In 2010, he and a partner bought a “tired” 120 unit complex in Columbus, Ohio. In just 5 months he managed a $1,000,000 renovation of the property, changing the reputation of the property and the associated clientele along the way. The property currently boasts a 95%+ occupancy rate!

- how often do you get sub to, seller financing, or lease option deals (% is fine).
